SPECIFICATION The house is constructed from traditional concrete walling block, and a traditional insulated cavity wall construction with solid concrete block inner skins and ventilated concrete block and beam floors. The houses are then dry lined internally.
The house is finished with rough cast white render and anthracite UPVC double glazed windows and matching fascia, with natural local pennant stone heads over major ground floor and first floor rear windows.
A Juliet balcony serves the master bedroom, and an aluminium lantern provides additional light to an already bright and generous kitchen area. The family room has aluminium powder coated bi-fold doors that lead to a patio area and the rear garden areas.
The roof is finished with Sandtoft Clay double roman roof tiles, insulated internally to meet the latest requirements of SAP/building regulations.
The house is provided with a 10-year warranty from CRL.
The house will have a choice of fitted kitchen*, appliances*, tile combinations* and floor coverings*. (*subject to the stage of build).
The staircase in this 'split level' house is satin white with natural Oak square spindles. Newels, base and hand rails, treads and all strings are either in soft wood or MDF, and are finished in satin white and are then carpeted to match the rest of the house.
An under-stairs cupboard is provided off the kitchen. A linen cupboard is provided off the top landing, a storage area is provided above the utility (ladder provided), and a storage loft above the master wardrobe.
Floor coverings in all rooms are included.
In general the Study, Lounge and Hallway will be carpeted throughout, along with the stairs and all upstairs areas excluding bathrooms . All other rooms will be finished in engineered oak flooring. Choices will be provided subject to the stage of build.
We provide several telephone points for phone and/or broadband connections in each room, and most rooms will also have TV points, with a TV aerial provided and a signal booster/splitter provided in the loft.
We plan to provide a media duct to the house (Virgin TBC), though it is up to the new owner to agree a supply contract with their service provider, i.e. BT/Virgin.
The houses are painted and decorated throughout prior to occupation, with all internal walls painted in primrose white vinyl emulsion.
All ceilings are of smooth finish in white emulsion.
Internal doors are of contemporary design in oak. All skirting and door surrounds will be in white satin/gloss. Contemporary satin chrome door furniture is provided on all doors.

GARAGE The garage is finished internally with a concrete floor. An automated sectional garage door is fitted (2 fobs) and the garage is fitted with lighting and power and a composite rear door to the garden area.
The store has a floating floor, rendered walls and white UPVC patio doors facing the lower garden area.

FRONT & REAR GARDENS The house has a private rear garden, finished as split level surfaces with existing topsoil and new turf. The parking areas will be provided in permeable pavers.
The house will also have a patio area behind the rear bi-fold doors, approx.. size 15 square meters, and a path/steps leading to the garage access, which will also have a gate to the parking area. Any other hard landscaped areas will be finished with South-Cerney stone chippings.
A combination of new and existing pennant stone, southdown-multi (London) brick and masonry walls and wooden panel fences will be provided. The party wall with No.36 will have joint future responsibility. All other boundary treatments belong to the property.

PRIVATE ROAD The roadway leading to the rear of No.32 and No.34 is a private road, which will be transferred in ownership to No.34. No.32 will have the right of access over the it.
The roadway will be finished with a bound tarmac surface, and whilst remaining a private road, will be built to adopted road standards, so should not become a maintainable legacy for the new owners, and in particular due to the low level of traffic using it no ongoing maintenance (or cost) is anticipated.

KITCHENS & UTILITIES Subject to the stage of build when each property is sold, we will be pleased to offer the purchaser a choice of fitted kitchen and utility, with appliances. There will be a variety of choices of door styles/colours, and worktops, where marble/granite will be provided.
Appliances included with the kitchen will include an electric double oven and gas hob, a stainless steel or ceramic sink with a choice of tap, a fitted dishwasher, a stainless steel/glass cooker extract with a matching or tiled splash back, and either an American style or integrated fridge freezer, along with a water supply for an integral ice machine. Spaces for a free-standing washing machine and tumble dryer are provided in the utility room.
A bespoke kitchen is naturally included within the price of this house, against the design shown within the house sales particulars, provided by our pre-chosen kitchen provider Masterclass Kitchens , including a higher line make of appliances, i.e. Bosch/Neff.

TILING A choice of wall and floor tiles is included for the Kitchen, above all worktops up to the underside of units (or a splash back will or can be provided), and for all bathroom areas, which will have full floor and full wall tiles.
A good range of tiles will be provided for purchasers to choose from, subject to the stage of construction of the property.

HEATING The house will be fitted with an 'Ideal' or 'Worcester' high flow capacity gas fired wall mounted combination boiler, for both central heating and hot water.
The boiler will be located in the utility room, on the wall (on an external wall), within a purpose built cupboard, next to the utility room door.
The heating on the ground floor will serviced by radiators, controlled by a thermostat, upstairs will also have conventional radiators in all of the rooms, each fitted with thermostatic radiator valves.
The entire central heating system and the hot water will then be controlled through a programmable controller. In addition a 'log burner', fireplace and hearth will be fitted in the lounge, with an Oak beam above (TBC).

SECURITY The house is to be finished with an independent mains smoke alarm for regulatory fire safety, and remotely controlled burglar alarm for the home's security.

BATHROOMS The bathrooms are finished using white porcelain sanitary ware. We use only heavy duty baths in either GRP or Steel (so they won't move when you step into them) and solid white bath panels. Thermostatic showers are provided (TBC), with one to be an electric shower in one bathroom (TBC), with heavy duty trays and glass screens.
A chrome heated towel rail is provided in the bathroom and ensuites.
In general we provide vanity units in all bathrooms and a back-lit mirror above the basin, with shaver point (HOLD), space/design permitting.

CERTIFICATION We will supply each house with a full suite of the necessary certificates including:
• Building regulations compliance/occupation certificate
• Gas and Electrical Test certificate
• Energy calculations and EPC
• 10 year CRL warranty certificate to CML requirements
• Copies of all appliance instruction books and warranties
